Koler Builders is a construction management and general contracting firm specializing in ground-up construction in the residential and ICI sectors, as well as retrofitting existing structures. Our team provides comprehensive, cost-effective services from pre-development through project completion and handover. Koler Builders is wholly owned by Byron Equities, a global real estate investment firm.
Responsibilities include:
- Scheduling subcontractors, consultants, and vendors to ensure timely project completion.
- Managing scheduling, inspections, quality control, and job site safety.
- Performing quality control duties and ensuring work compliance.
- Communicating with the project team regarding SI’s, RFI’s, and submittals.
- Ensuring subcontractors fully execute and comply with their scope of work.
- Coordinating required inspections with local authorities.
- Identifying subcontractor non-compliance with safety, health, and environmental standards.
- Detecting conflicts and issues early, communicating solutions to the team.
- Maintaining daily logs of jobsite activities.
- Verifying all deficiencies are corrected by subcontractors.
- Monitoring daily activities on-site and assisting in planning.
- Leading weekly subcontractor meetings.
- Issuing notices of non-compliance regarding quality or schedule issues.
- Keeping the job site clean and organized.
- Identifying and completing punch lists for project progress and completion.
Secondary functions include organizing on-site labor, assisting with budgeting and bidding, obtaining permits, maintaining project record submittals, coordinating with marketing on homeowner specifications, identifying scope gaps, presiding over pre-construction meetings, opening and securing the jobsite daily, and assisting in hiring sub-tier employees.
Requirements:
- Experience delivering affordable housing preferred.
- Experience with timber framing low-rise structures is an asset.
- Ability to achieve Reliability Status and security clearance.
- Proven experience as a site superintendent with knowledge of scheduling, cost & quality control, blueprints, engineering drawings, and building codes.
- Minimum 5 years hands-on experience as a site superintendent.
- Self-motivated and proactive work ethic.
- Valid G driver’s license with a clean abstract.
- Excellent communication and interpersonal skills.
- Proficiency with computer software including Excel, Word, Outlook, and project management tools.
- Relevant construction degree or diploma; engineer degree preferred.
- Training in WHMIS, Working at Heights, First Aid, IHSA Supervision, and Workplace Harassment.
- Overtime and weekend work may be required.
- Physical ability to operate small tools, handle materials, climb, and perform site duties.
- Work involves indoor and outdoor construction environments.
